What moves the total?
More cabinet volume, larger work surfaces, custom finishes and new appliances change the material budget. Relocating the sink, removing a wall or replacing old services changes the work behind the finishes.
The calculator starts with the ranges shown here, divides the budget into planning allowances, and adjusts for your choices. It includes a contingency allowance. Size bands and material factors are assumptions, not measured local quotes.
Where available, the location factor uses the average of regional carpenter and plumber mean hourly wages relative to the national average, from the BLS May 2024 wage data. A wage comparison does not measure every part of a remodel budget.
How to read the estimate
Is the estimate a fixed quote?
No. The calculator uses planning assumptions. Site conditions, product selections, installation scope, permits and concealed problems can change the amount. Final pricing requires an in-home consultation.
How does the location adjustment work?
For a matched city with verified data, the tool applies a regional wage-based index derived from BLS carpenter and plumber wages. It is a planning proxy, not a contractor quote. Unmatched locations and locations without an index use national assumptions.
Does the calculator recognize ZIP codes?
The supplied location list contains city and state names, not verified ZIP coverage. Entering a ZIP code therefore shows national assumptions. Choose a listed city to use an available area adjustment.
What does the contingency allowance cover?
The estimate includes an allowance for uncertainty. It does not guarantee that unexpected costs will fit within that amount. Older utilities, damaged subfloors or concealed conditions need to be assessed separately.
What if I want to remove a wall?
Select a layout change to include a broad allowance. The wall’s structural role and any electrical, plumbing or ventilation in it must be assessed. The allowance cannot establish feasibility or the final price.
